    Royal Livingston straggles along the Zambeze river, around 300 feet from the famous Victoria fall, in the south east part of Mosi-oa-Tunya National Parc (free and unlimited pass for hotel customers). Your transfer from Linvingston airport located at 8.5 miles will take 15 minutes. The distance of Victoria Falls International Airport which is located in Zimbabwe is 15 miles away.

    The 173 rooms are splited up to 10 rooms into the small houses. All are laying down with one grand balcony with hotel garden and river view, however one part is masked with an important vegetation. Each room has its own adjustable airconditioning, a ventilator, a mini-bar, a kit for coffee and tea, a television satellite with magnetoscope, a direct telephone with answer machine and an electronic safety box. Exotic wood, savanna colors and African objects complete the very elegant ethnic spirit. Decorated in Victorian style, the bathrooms are supplied with a shower and a bathtub but the toilets are not separated. Excellent protecting creams against mosquitos, products branded by Royal Livingston which is necessary for this area, are installed in your rooms at your arrival. The rooms are not too big, for the ones who like a big space we offer one of the three suites with separated salon and room or one presidantial suite supplied with an extra room and a vast sundeck. Majordome services are provided during the day and by room-service for any time of the day.

    Reminding the colonial atmosphere to the great explorers, Royal Livingston is one of the new born hotels of Sun International Group. Installed in a 113-acre park, this establishment of charm is composed by fifteen single houses, aligned on Zambeze rivers. In the middle, several buildings with thatched roof shelters the reception from where two charming patios through the lounge and the restaurant. One very intimist bar where you can find a large selection of alcholic drinks as well as the cigars , is also available in the continuation of this lounge. These common spaces offer one frame and one decoration specifically eloborated , mixing Victorian style furniture and the antic pieces collected from all over the world.
    Only the big arborated lawn is separating the hotel buildings from the fall. Several relaxing points such as the hammocks installed under the trees, the tents dedicated to the massages and the nice round shaped swimming pool are laying out on this lawn. But the most impressive sight is unquestionably the sundeck situated directly on Zambeze board. This great sundeck built up by teak is the ideal point to sip one cocktail during the sunset , with the spectacle of the animals and Victoria falls on the background.
    After this coast is explored, the centre of leisures "The Falls" organises several sports activities, even sometimes the extreme ones and offer a large selection of excursions and safaris. One kids club is available as well everyday at Zambezi Sun. Special mention for Royal Livingston staff, always smiling, very attentive and multilingial people.

    "A la carte" restaurant which is located in the central part of the hotel occupies a large salon continued by a nice exterior sundeck. The tables are installed with enough space between each other to keep the intimity at maximum level. Some of the tables are disposed of the canopies covered by white curtains to create a colonial and romantic atmosphere at your wish. An international kitchen refering to the travels of Livingston in Africa will propose for your dinner: Moroccan tagine, Senegal specialities, Zanzibar fish... Of course one glass of south African wine will accompany your dinner. You will have as well the hearty breakfast buffets here. In the afternoon, "tea time" will be served in the lounge, the cosy place where you may roam under Livingston view, represented by a large backdrop sitted enthroned over the chimney.
    Near to the hotel, Restaurant Boma which is reconstructed based on an African village, serves an authentic ambiance for open air buffets, accompagnied by traditional spectacles of African music and dances. This place may be reserved to groups and seminars with its capacity of 300 seats and is accessible to the customers of the two hotels.

    To know

    Royal Livingston located in the heart of a wild nature, so you will have a chance to see hippopotamus or elephants passing around the river. These big animals could not enter into the hotel area, but this is not the case for the monkies living in the preserves. Little wild and habituated to human touch, the monkies do not hesitate to enter into the rooms to rip off their nutriment, especially the fruits within their grasp. This makes a part of charm but keep yourself prudent and leave your windows closed! On the other hand, please remember that Royal Livingston, new member of "Leading Hotels of the World" and its neighbour, Zambezi Sun are two only two hotels where you will have a chance to stay on the Zambian sight of Victoria fall.

        Hôtel luxueux et cosy a la fois...Avec une vue imprenable sur les chutes du Zambèze...On se sent vraiment spécial et privilégié !

        Cadre magnifique, chambres spacieuses toutes avec terrasse. Personnel accueillant sans être "obséquieux", bon restaurant.
